Normal capacity of the facility is 22 persons. Maximum capacity is 29 persons. The proprietor retains the right of individual increase of charge for facility rental when the normal capacity is exceeded. In individual cases the proprietor retains the right to increase the deposit.
Set out and inventory of the facility
• We are a pet-friendly facility. The stay of the pets is permitted, however; hygienic and other good manners usual for pets are expected to be followed.
• The smoking is strictly prohibited inside the facility, especially in the bedroom section. The guests are free to smoke in the outer parts of the facility. Common rules for liquidation of cigarette butts are to be followed. Soiling of outdoor premises with cigarette butts, or any other soiling of inner or outer parts of the facility might be considered breach of the accommodation contract.
• It is not allowed to accommodate different number of persons than the number reported to the proprietor.
• The guests are not allowed to operate the boiler nor the thermostat that is set in the facility, without technical teach-in by skilled employee.
• The laundry machine with dryer is situated in the object. This is normally for exclusive use of the facility manager. In case of individual agreement and teach-in, the use of the machine might be permitted for the purpose of the guests as well.
• After the arrival to facility, every group of guests will receive special rubbish bags. The bags are labelled with logo of Spišská Stará Ves town. These bags are assigned exclusively to collecting of rubbish produced throughout the stay. Biological waste and food are not to be placed with common waste in one bag.
• The rubbish bags are to be stored in place designated for this purpose.
• It is not permitted to place liquid, dangerous or highly flammable material in these bags. This kind of material must be taken with the user, or disposed on his/her own expenses.
• The breaking of this rule will be considered breach of the accommodation contract, and the proprietor has a right to require a compensation for damages caused by such acting.
• One guest group is entitled for 2 rubbish bins.
• Every additional rubbish bag costs 5€.
• It is not allowed to leave unexpended groceries, alcoholic or non-alcoholic drinks and other then original inventory of the facility there.
• It is not allowed to carry out or borrow any items that are the part of the inventory or set out of the facility.
• It is not allowed to move beds, mattresses, cabinets or other inventory that is a part of individual rooms.
• Check-in – standard time of guests’ arrival is between 2-8 pm on the day when the accommodation starts and was paid-in. After the agreement with the facility manager, this time can be adapted to guests’ demand. The guests are required to advise the approximate time of arrival to the facility.

• Check out – standard time of guests’ departure is until 10 am on the day when the accommodation finishes and was paid-in. After the agreement with the facility manager, this time can be adapted to guests’ demand.
• In case of serious breach of contract, the proprietor retains the right to withdraw from the contract at a moment’s notice. A serious breach of contract includes intentional breakage or damage of rent property, disturbance during silent hours, vandalism, fights, and disgraceful behaviour in public or other violation of civic coexistence. This right of proprietor refers to the whole guest group also in case, the misdemeanour or criminal act was committed by only one member of the above mentioned group, during the period of facility rental.
• Before the arrival to the facility:
• At very latest 48 hours in advance, every guest/guest group is obliged to inform about the size of the group staying in the premises, regardless of the fact that this number doesn’t have an influence on rental price of the facility, and the price for the whole facility had been agreed on beforehand. If number of the staying guests exceeds the number that was originally agreed on, it will be considered the breach of contract.
• Guest group is obliged to set the arrival time (+/- 60 minutes)
• After the arrival to the facility:
• The keys from the facility will be handed to the guest group
• The group will receive a number of bed sheets and towels corresponding to the number of guests
• Every group is obliged to check the inventory of the facility following the inventory cards placed in the object.
• The guests are also obliged to report the breakages and damages in the facility. Possible damages or differences in state of inventory cards must be reported on telephone number 0908 812 812 at the very latest 4 hours after take over of facility. If it isn’t done so, the possible damages and breakages not recorded in book of claims might be added up to account of the group.
• We consider the moment when the first member of guest group started to use the facility as the moment of take over of the facility.
• When leaving the facility, each group is required to:
• Pull off the bed sheets from duvets and mattresses and leave it near the used bed together with 1 piece of towel
• return the bed sheets that are pulled off and in original state, undamaged, and in regular state of disposal.
• give back the keys from the facility to proprietor or to authorized employee.
• give back tidied facility. Under tidied facility we understand:
• The rubbish bins are emptied, and their content is moved to special rubbish bags (see the chapter Rubbish and trash management) labelled with logo of Spišská Stará Ves, that was given to the guest group at the beginning of their stay.
• Rooms are emptied from the personal items (suitcases, guests’ clothes etc.)
• The facility is in an adequate state of soiling. As adequate state of soiling we understand normal soiling of the facility adequate to the length of use of facility. Excessive soiling of facility or its surroundings is considered to be the breach of contract.
The facility is rented for period of time that is agreed on beforehand. It is rented to the guest group – hirer, on condition that one or more members of the guest group is/are at least 18 years old at the time of the start of the stay in the facility.
The facility might be rented only after the full “rental price” is paid. The rental price consists of the price of accommodation for every started night + seasonal excess charge + deposit for accrued damages + cleaning fee.
• Price of accommodation = basic accommodation price of 100€/facility/night.
• Seasonal excess charge = % excess charge of 0 – 300% for every started night of accommodation (detailed description of seasonal excess charges can be found at booking part of the website www.pieninyhouse.com ). Prices listed on the website are final, including VAT and seasonal excess charges.
• Cleaning fee = one-time all-in fee of 20€ for the whole stay of guest group. This fee is determined for tidying and cleaning of normally soiled facility. Excessive soiling of facility, carpets or bed sheets, is considered to be the breach of contract and will be funded from the deposit for accrued damages.
• Deposit for accrued damages = deposit of 100€ per stay that is put into proprietor’s account. Proprietor retains the right to increase deposit for accrued damages arbitrarily. If the damages in facility exceed the deposit put into proprietor’s account, the proprietor has a right to require full coverage of accrued damage up to the amount equal to real expenses invested into purchase of new inventory, or repair of demolished inventory and equipment in the facility. At the end of the stay, the deposit will be given back to the group. It will be reduced of cleaning fee and possible damages in facility. The following can be funded from deposit:
• Damages in facility caused by improper use of facility.
• Broken glasses and plates in flat rate of 3€/piece.
• Damaged inventory and equipment of the facility.
• Damaged and dirty walls.
• Cleaning fee of 20€.
• Person/group interested in booking of the facility – future guest, marks the set dates in part – booking that can be found in the main menu of website, but also in the lower part of the website.
• He/she sends filled form via automated system, inbuilt in website of the proprietor.
• After the sending of booking to the web administrator, the future guest receives immediate confirmation e-mail about successful booking.
• Subsequently, the administrator sends an advanced bill to future guest. An advanced bill will include the expenses related to rent of facility – rental price. (see the calculation of price in part “Prices and fees”)
However, several restaurants, sweetshops, pizza place with bowling alley, pharmacist’s, post office and small shopping centre are located here. All mentioned subjects are up to 100 meters from the facility, which makes boarding and cultural life very accessible and convenient during the stay.

There is a large social room with fireplace for 20 persons in the facility. There is the build-in inlet of fresh air in the ceiling that makes the room suitable for trainings and workshops, common boarding, events and social nights. Table tennis and foosball can be found in the next room. Large boiler, outdoor fireplace, and metal disc for barbecue are also available to the guests. A large larder serves as food storage. In winter months there might be an extra space near social room used for this purpose, too.

The facility is situated in the centre of the town but in sufficient distance from the residential houses, so the possible noise caused by music and night partying of the guests doesn’t disturb the residents.
There is a private fenced parking lot designated for 6 cars within the facility.
